Integrated management of BIM/IFC models, objects and related documents — bridging the gap between architectural design and operational reality.

Background

From 1999 to today — a native BIM heritage

The predecessor of the ArchiPM facility management software was originally developed in 1999 as a native BIM-based solution alongside ArchiCAD. Modern Building Information Modeling (BIM) supports the efficient execution of operational and maintenance tasks — the longest-lasting and most costly phase of the building lifecycle — through the digital representation and 3D model of the real building. In ArchiPM, any CAD (Computer-Aided Design) based BIM (Building Information Modeling) model can be uploaded using the IFC (Issued for Construction) file format. The loaded IFC files must be mapped to the database fields, and the data is read directly into the system in the corresponding structure.

Main Features

What BIMBridge does today

Operation BIM integration

Plan 3D/2D visualization

Bidirectional display of selected elements' drawings and properties

Asset synchronization with external systems (REST API, e.g. SAP)

3D BIM Model, IFC loading and visual display (preferably from ArchiCAD plans)

3D equipment viewer, floor plan coloring

Custom properties from IFC/Excel, or manually uploaded form

Integration with building survey systems for continuous facility surveying

IFC model upload — import Archicad and Revit IFC files to automatically generate building, floor and space structures

The Problem

Billions invested in BIM — yet 90% of that data never reaches operations.

BIM models created during design are abandoned after handover — valuable data is lost forever.

Facility teams operate from outdated floor plans and spreadsheets while BIM files sit unused.

No connection between the architect's digital model and the building's operational reality.

Costly rework and guesswork during maintenance because asset data lives in disconnected silos.
