Module 10

EnerGuard

Energy efficiency and sustainability — utility meter management, consumption tracking, service contracts, and custom reports. The technical foundation for ESG reporting and lease-linked consumption billing.

Background

From meter reading to ESG — the data foundation

EnerGuard is the energy-efficiency and sustainability module of ArchiPM-Nexus. It manages utility meters, consumption locations and service contracts. Main and sub-meter readings are recorded either manually or automatically from building automation (BMS), consumption is optimized, and meter readings are linked to lease contracts for accurate tenant billing. Custom reports turn raw consumption data into actionable insight. This module is the direct technical foundation for ESG reporting and the NAV-substantiation argument in the REIT narrative — the data that proves what was consumed, where, and by whom.

Main Features

What EnerGuard does today

Utility meter registry — main and sub-meters, consumption locations

Service contract management for utilities

Main and sub-meter reading — manual or automatic from building automation (BMS)

Consumption optimization — identify waste and inefficiency

Meter readings linked to lease contracts — accurate tenant consumption billing

Custom consumption reports and statements

Consumption history and trend tracking

Integration with TenantTrack for lease-linked billing

Custom visibility and mandatory-field rules per role

Data import from external sources (e.g. Excel, BMS exports)

The Problem

Meter readings are scribbled on paper, ESG reporting takes weeks, and tenant billing is based on estimates.

Meter readings are recorded on paper and re-typed into spreadsheets — transcription errors are routine.

Sub-meters are not linked to leases, so tenant consumption billing is based on area ratios, not actual usage.

BMS data is available but never imported — someone manually reads what the system already knows.

ESG reporting takes weeks of manual data collection because consumption data is scattered.

No trend analysis means energy waste goes unnoticed until the bill arrives.

Cost allocation disputes arise because there is no auditable link between meter, consumption and tenant.

Available Now

Already working — with the right setup

BMS Meter Reading

Automatic meter-reading import from building automation systems — no manual data entry. Available once the BMS integration is configured.

Coming Soon

Planned capabilities

Consumption-Based Billing

Soon

Consumption data tied directly to TenantTrack contracts — accurate per-tenant billing based on actual meter readings, not estimates. Planned with API integration to your ERP.

AI Consumption Forecasting

Soon

Predict future consumption from historical data, weather patterns and occupancy — budget and optimize proactively.

Automated ESG Reporting

Soon

Generate ESG and sustainability reports automatically from consumption data — ready for auditors and regulators.

Anomaly Detection

Soon

AI flags unusual consumption patterns — leaks, equipment faults or billing errors — before they cost money.

Carbon Footprint Tracking

Soon

Convert consumption data into CO₂ equivalents — track and report carbon footprint per building, tenant or portfolio.

Smart Meter Integration

Soon

Direct integration with IoT smart meters — real-time consumption data, no manual or BMS intermediary.
