Module 15
InvestmentPlanning
Capital and renovation project tracking — manage investment programs as structured projects linked to budget lines, with full traceability from approval through execution to resulting work orders.
Background
Capital projects, not just maintenance tickets
InvestmentPlanning is the capital-project module of ArchiPM-Nexus — built for portfolio owners who run renovation, retrofit, and investment programs that are fundamentally different from day-to-day maintenance. Where ProactiMax handles recurring maintenance work orders, InvestmentPlanning manages the other side: multi-year capital programs, renovation projects, and investment initiatives that have their own budget lines, approval chains, and delivery timelines. Each capital project links to its budget line in FinanceFlow, breaks down into phases and tasks, and generates work orders that flow into ProactiMax for execution — so the money spent and the work done are traceable to the same project, in real time.
Main Features
What InvestmentPlanning does today
Capital project registry — renovation, retrofit, and investment programs as structured records
Budget-line linkage — every project tied to its FinanceFlow cost center and budget line
Program and portfolio roll-up — group projects into investment programs with aggregate visibility
Phase and milestone tracking — from approval through procurement to completion
Work-order generation — capital project tasks create ProactiMax work orders for execution
Approval workflow — multi-stage approval chain with budget-impact visibility
Cost variance tracking — planned vs. actual spend per project and per program
Document management — contracts, permits, drawings, and approvals attached to the project
ROI and payback tracking — investment justification linked to actual outcomes
The Problem
Capital projects and maintenance live in different worlds — and neither knows what the other is doing.
Capital projects are tracked in spreadsheets while maintenance is in the CMMS — the two never reconcile.
Budget lines are planned in finance but spent in operations — nobody knows the real-time variance.
Renovation work orders disappear into the maintenance queue, losing their capital-project context.
Approval chains are ad hoc and email-based — nobody knows who approved what or when.
Investment ROI is calculated once at business-case stage and never revisited with actuals.
Program-level roll-up is impossible — each project is an island.
