Background
From meter reading to ESG — the data foundation
EnerGuard is the energy-efficiency and sustainability module of ArchiPM-Nexus. It manages utility meters, consumption locations and service contracts. Main and sub-meter readings are recorded either manually or automatically from building automation (BMS), consumption is optimized, and meter readings are linked to lease contracts for accurate tenant billing. Custom reports turn raw consumption data into actionable insight. This module is the direct technical foundation for ESG reporting and the NAV-substantiation argument in the REIT narrative — the data that proves what was consumed, where, and by whom.

The Problem
Meter readings are scribbled on paper, ESG reporting takes weeks, and tenant billing is based on estimates.
Meter readings are recorded on paper and re-typed into spreadsheets — transcription errors are routine.
Sub-meters are not linked to leases, so tenant consumption billing is based on area ratios, not actual usage.
BMS data is available but never imported — someone manually reads what the system already knows.
ESG reporting takes weeks of manual data collection because consumption data is scattered.
No trend analysis means energy waste goes unnoticed until the bill arrives.
Cost allocation disputes arise because there is no auditable link between meter, consumption and tenant.
