Module 02

SpaceMaster

Spatial registration of buildings, spaces and locations — the governed backbone that gives every asset, tenant and work order a precise, auditable 'where'.

Background

A spatial registry at the core of ArchiPM-Nexus

SpaceMaster is the spatial registry at the core of ArchiPM-Nexus. SpaceMaster holds the hierarchical structure (site, building, floor, space) together with the technical and architectural data of each property, and connects it to every other module. The module supports organizations in optimizing space utilization by tracking room occupancy — ensuring efficient use of facilities, reducing wasted space and improving workplace productivity.

Main Features

What SpaceMaster does today

Unified structure for all property elements — sites, buildings, floors, spaces — mutually relatable and consistent

Hierarchical, tabular and list views of owned, managed, rented and leased properties

Customizable property lists and primary data filtering tailored to user needs

Custom property lists per building, structure or object — defaults provided, user-modifiable

Technical and architectural data registration, indirectly connected to other modules

Space occupancy data and utilization metrics — which organizational unit uses a space, and its current status (free / occupied)

Auto-assignable coding system for spaces and assets

Plannable work templates for managing building structures

Identification as an activated financial asset, with book value assignment

Equipment organization and connected rooms (zones) management

Warranty tracking on building elements

Data import and loading from external sources (e.g. Excel)

Custom visibility and mandatory-field rules per role

Integrated drawing functionality — storage and access of attached 2D floor plans for property elements, plus graphical reports

Land registry records — electronic storage of land registry data, mapped to the official property sheet structure

ERP data integration — synchronize property, asset and cost data with enterprise resource planning systems

The Problem

Space data lives in drawings, spreadsheets and disconnected CAFM systems — and nobody agrees on the numbers.

No single source of truth for 'what space exists and who uses it' — every team keeps its own list.

Inconsistent area calculations lead to billing disputes between owners, tenants and service providers.

Spaces are renumbered or renamed without traceability — assets and work orders lose their location context.

Tenant allocations are based on outdated or manual floor plans, causing incorrect chargebacks.

Technicians waste time searching for the right space because the registry does not match reality.

Land registry data sits in separate systems, disconnected from the operational property structure.

Live Preview

SpaceMaster in action

A look inside the real ArchiPM-Nexus interface — the spatial registry that holds every site, building, floor and room in one governed, visually connected structure.

Building record with integrated 3D viewer

Every building carries its full technical, architectural and ownership data — alongside an interactive 3D model. The drawing functionality is native, not bolted on.

Work orders & diagnostics with 3D context

Work orders and service requests are tied directly to the building's 3D model — technicians see exactly where the work is, without leaving the registry.

Room list with live occupancy status

Every room shows rental status, occupancy status and active/inactive state at a glance — with capacity, organizational unit and external references in the same row.

Property element list — the full hierarchy

Sites, buildings, floors, rooms and individual property elements in one filterable grid — with codes, categories, buildings and settlements in a single view.
